Can A Leaking Roof Be Coated?
Sometimes. The leak source and affected materials need to be investigated and repaired first. If the remaining roof is suitable, coating may form part of restoration. A local defect may only need a targeted repair, while widespread deterioration can make replacement more appropriate. Coating should not cover unresolved moisture or unsound roofing.
How Do Silicone And Acrylic Differ?
They are different coating materials with their own compatibility, exposure and application requirements. Some silicone systems tolerate specified ponding conditions; acrylic products require suitable drainage and drying conditions. The roof surface and its condition guide selection. Neither coating automatically corrects the roof slope or makes damaged underlying materials suitable to retain.
What Happens Before Coating Is Applied?
The roof is assessed, necessary repairs are completed and the surface is prepared. Preparation can include cleaning, removal of loose finishes, primer and adhesion checks. Seams, flashing and penetrations receive the treatment required by the selected system. The aim is a suitable base for the coating across the surface and its connections.
Is Spray Foam Roofing The Same As Coating?
No. A new spray foam roof includes an insulating foam layer and a protective coating. Coating an existing roof does not add that same layer. An older foam roof may need repairs and recoating while sound foam remains in place. Those maintenance services are assessed separately from installing a new foam assembly.
Can A Reflective Coating Reduce Energy Use?
A reflective finish can reduce sunlight absorbed by the roof surface. Its effect on building energy use depends on insulation, equipment, operating patterns and the existing roof. Coating color alone cannot establish a utility saving. Suitability, necessary repairs and weather protection remain central to the restoration decision.
Does Coating Fix Standing Water?
It does not automatically change slope, clear a blocked outlet or move a drain. We assess the cause of water collection and whether repairs or other drainage work are needed. A system designed for certain ponding conditions still needs to suit the roof and does not eliminate the need for maintenance.
What Does The Estimate Calculator Include?
The calculator gives a preliminary coating budget based on approximate roof area. It does not diagnose the roof or establish preparation, hidden damage and final repair quantities. A property assessment is needed for the actual work. New spray foam assemblies and insulation upgrades require a separate assessment rather than coating-only assumptions.
